The city will have a public hearing on the proposed rezoning of the land next to the high school at Wednesday’s Planning Commission meeting.
The development application is from Alcove Development, which has worked on many other projects in surrounding areas. Dustin Baker with Alcove previously told the Eudora Times that the development will be a continuation of Shadow Ridge.
About 40 acres next to the high school are included in the rezoning application, but the total annexation included about 97 acres. The developers would like the 40 acres to be rezoned as single family residential.
When the land was annexed into city limits at the Sept. 12 City Commission meeting, it became zoned agricultural land. A recommendation from the Planning Commission to rezone to residential is the first step in the process, followed by a vote from the City Commission that will most likely be at its second November meeting, Assistant City Manager Zack Daniel said.
The land was owned by the Meiergerds and used for agricultural purposes before they were approached by Alcove about acquiring the land, according to previous coverage.
A map from a surveyor included with the application shows the bottom section currently up for rezoning as single family residential, with the above section as a duplex district and multifamily district.
The commission will also hear about a preliminary plat application for the land from Alcove.
The current design shows 118 lots in the 40-acre rezoning area that will be called Shadow Ridge North.
The Planning Commission will hear from representatives for the application and hear public comment at the meeting at 7 p.m. Wednesday.
