GW Weld is taking steps to bring multi-family housing to land near the elementary school.
The Eudora Planning Commission discussed Wednesday night an application from Weld Properties to rezone land at 2260 N. 1400 Road to residential multi-family.
“Trying to provide some more dense housing will open doors for more people to move here and support our existing businesses and open up development for additional businesses,” Weld said.
It’s too early to provide details about plans for the property, he said Thursday when asked for specifics about the development. However, he isn’t considering duplexes and is instead looking to add a higher concentration of housing.
City code sets a limit of 22 units per acre and the project entails 8 acres, Weld said. He isn’t planning to reach the maximum but did not provide an immediate number Thursday.
The housing would be “nice” but not “luxury,” with a broad goal to serve a $50,000 to $60,000 income range, he said.
“I think it would be great for the community to see more multi-family housing available to kind of loosen the availability of some of the single-family properties,” Weld said.
He thinks the location of the housing near the elementary school with easy access to K-10 and not adding to the congestion on Church Street makes the site ideal.
Planning commissioners approved the zoning change Wednesday.
The rezoning request will next go before the City Commission. Weld expects the project would begin in 2024 if all goes according to plan.
